Real Estate App Development in Dubai for Buyers, Tenants, Owners and Agents

We design and build iOS and Android apps for Dubai brokerages, developers and property managers. First we help you choose the app your customers will actually open again: property search, a tenant app, an owner app or a tool for your agents. Then we build it in Flutter or React Native, in English and Arabic from day one. Apps start at AED 7,999.

Four Types of Real Estate Apps, and Which One You Need

Decide who the app is for before anything else. A buyer search app, a tenant app, an owner app and an agent app share a login screen and very little else. Trying to build all four at once is one of the most common reasons property apps run over budget.

Our advice is simple. If your buyers already use Bayut and Property Finder every day, a search app has to offer something those apps do not, such as exclusive off-plan inventory or early access to launches. Tenant, owner and agent apps are easier wins, because no portal serves those people for you.

There is now a fifth type too. Fractional property investment apps went live in Dubai in February 2026, when a regulated secondary market for tokenized property opened through a licensed platform. They need regulatory approval, so they are a project for licensed firms only.

Here is how the four main types compare:

App TypeWho Uses ItCore FeaturesBest For

Owner and Tenant Apps

Owner and Tenant Apps for a City Handing Over Homes Every Day

Dubai handed over 24,800 new homes in the first half of 2026, and about 47,000 more are scheduled for the second half. Every handover creates an owner who wants their payment schedule, snagging list and service charges in one place, and often a tenant soon after.

That is where a branded app earns its spot on a phone. Owners check payments and progress, tenants report a leaking AC with a photo instead of a phone call, and your team sees every request in one queue.

  • Payment schedules and receipts for off-plan buyers, with a reminder before each installment
  • Construction progress updates and handover appointment booking
  • Snagging and maintenance requests with photos, status tracking and technician notes
  • Rent, cheque and contract renewal reminders for tenants
  • Building notices and documents sent as push notifications

Buyer Search Apps

Must-Have Features in a Property Search App

Speed and trust. A buyer opens your app to answer two questions quickly, is this unit right for me and is it real, and leaves the moment either answer takes too long.

Outdated listings are the complaint buyers raise most, and the portals have responded. Bayut's TruCheck badge requires an agent to visit and photograph the unit, and it expires after 30 days. Your app should be just as open about when a listing was last checked.

  • Search by community, project, price, beds and Buy, Rent or Off-Plan, in map and list views
  • Saved homes and saved searches, with push alerts for new matches and price drops
  • Property pages with floor plans, the payment plan, the permit number and a last-checked date
  • One-tap call, WhatsApp or viewing request that reaches the listing agent
  • Mortgage and payment plan calculators set up for UAE rules

Integrations

Integrations: CRM, Portal Feeds, Payments, UAE PASS and Ejari

An app is only as useful as the data behind it, so most of the real work sits in the connections. Your CRM should feed listings and leads into the app, and everything the app captures should flow back into the CRM.

Government systems take more than code. A direct Ejari connection runs through the Dubai Land Department's API gateway. It is open only to vendors with specific IT activities on a Dubai trade licence, a local office and a link to a registered real estate management company, and it carries a paid yearly subscription. UAE PASS sign-in is open to private companies, but only after its own onboarding and assessment. We plan both with you and your management company instead of promising them on day one.

  • CRM sync for listings, leads and viewing bookings, custom or off-the-shelf
  • A payment gateway for booking fees, rent and service charges
  • WhatsApp and call buttons that record where each lead came from
  • UAE PASS sign-in once onboarding with UAE PASS is approved
  • Ejari and Mollak data through your licensed management company and DLD's process

Technology

Flutter, React Native or Native: What We Recommend

For most real estate apps, a cross-platform framework such as Flutter or React Native is the right call. One codebase covers iOS and Android, which keeps the build and every later update cheaper, and property apps rarely need the device features that justify two separate native apps.

Native Swift and Kotlin still make sense for heavy AR viewings, advanced camera work or an app that must use the newest iOS features on launch day. Here is how they compare:

App Store Approval Is Part of the Build

Getting approved is planned from the start, not left to the last week. Since 28 April 2026, Apple only accepts apps built with Xcode 26 and the iOS 26 SDK. From 31 August 2026, Google Play requires new apps and updates to target Android 16 (API level 36).

We prepare the store listings in English and Arabic, the privacy details both stores ask for and a test login for Apple's reviewers, who cannot approve a property app they cannot sign in to. After launch we keep the app on current SDKs, so your next update is never blocked.

Buyer Data, Consent and the UAE Data Protection Law

Property apps hold sensitive data: Emirates ID and passport copies, income details and phone numbers. Under the UAE's Personal Data Protection Law, consent has to be specific, informed and clear, so we build it into sign-up and enquiry screens instead of burying it in a policy page.

We keep marketing consent separate from service messages and agree with you where the data will be hosted before development starts, because moving a live app's data later is slow and expensive. If your company sits in DIFC or ADGM, their own data protection rules apply instead.

  • Separate opt-ins for marketing messages and service notifications
  • Uploaded documents stored encrypted, with access limited by role
  • Account deletion inside the app, which both app stores require
  • Hosting region agreed before the first line of code
Cost

How Much Does a Real Estate App Cost in Dubai?

Our real estate apps start at AED 7,999 for a focused single-platform app, AED 18,999 for iOS and Android with payments and an admin dashboard, and AED 39,999 for a custom backend with CRM integrations.

Quotes in Dubai vary widely, and one 2026 guide prices a brokerage app at USD 35,000 to 60,000 before any AI features. The gap is scope. A focused app for one audience is a different product from a Bayut-style marketplace with two portal feeds, a CRM, an AI assistant and years of migrated data. We price the first at a fixed rate and quote the second in phases. What moves the price:

How a Real Estate App Project Runs

Most simple apps are ready within 6 to 8 weeks. Apps with several user types, payments and CRM integrations take about 3 to 4 months, plus a few days for app store review.

Questions & Answers

FAQs

Straight answers on cost, timelines, government integrations, Flutter and the Saudi market for UAE property businesses.
How Much Does It Cost to Build a Real Estate App in Dubai?
With us, a real estate app costs AED 7,999 for a focused single-platform app, AED 18,999 for iOS and Android with payments and an admin dashboard, and AED 39,999 for a custom backend with CRM integrations. Prices are one-time and exclude 5% VAT. Marketplace apps on the scale of the big portals are quoted in phases.
How Long Does It Take to Build a Property App?
Most simple apps are ready within 6 to 8 weeks. Apps with several user types, payments and CRM integrations take about 3 to 4 months. App store review adds a few days, and Apple's first review of a new app can take longer.
Can You Build an App Like Bayut or Property Finder?
We can build the technology: agency accounts, listing uploads checked against permit numbers, search, paid placements and moderation. The hard part of a portal is not the code, it is getting enough listings and agencies on board. We usually start with a focused version for one market or audience and grow it in phases.
Can the App Connect to DLD, Ejari or Dubai REST?
Dubai REST is the Dubai Land Department's own app for owners and tenants, so your app should link to it rather than copy it. A direct Ejari connection goes through DLD's API gateway, which has strict vendor requirements and a yearly fee, and it is usually done with a registered real estate management company. We plan these connections with you before development.
Should We Build in Flutter or Native?
For most property apps, Flutter or React Native: one codebase for iOS and Android, faster updates and a lower cost. Native Swift and Kotlin make sense for heavy AR or camera features. See our Flutter app development service for more detail.
Do We Need Both iOS and Android?
For an app the public will download, usually yes, since UAE buyers and tenants use both. An internal agent app can start on whichever phones your team uses. A cross-platform build covers both stores for far less than two native apps.
Can You Build Real Estate Apps for Saudi Arabia?
Yes, with Saudi rules built in. Under REGA's advertising regulation, in force since 1 May 2026, each property ad needs its own advertising licence, and the ad must show the licence number, the advertiser's name and their REGA licence number. A Saudi property app needs fields and checks for these from the start.
Will the App Work in Arabic?
Yes. We design the Arabic version right to left from the first screen, not as a translation added at the end, and test both languages on real devices. Store listings are prepared in English and Arabic too.
Who Maintains the App After Launch?
Every plan includes post-launch support: 1 month on the first plan, 3 months on the second and priority 24/7 support on the third. After that, we quote ongoing updates based on how often you plan to release features, and we keep the app on current Apple and Google SDKs so updates are never blocked.
Should Our Real Estate App Use AI?
Only where it saves someone time. Good starting points are search in plain language ("3-bed villa near a good school under AED 4M"), instant answers to listing questions and lead qualification before an agent calls. Start with one feature you can measure. Our AI development services cover the build.
